By using the 'Avillarentals' website www.avillarentals.com you agree to ALL Terms and Conditions/Disclaimers. Avillarentals is an advertising service for privately owned worldwide holiday properties that are available for rental. The owners of Avillarentals reserves the right to amend/revise Terms and Conditions/Disclaimers without giving prior notice.

Avillarentals will verify that any offensive language and content is not used on www.avillarentals.com And we will 'proof' check any material/pages as they are loaded to the website, however it must be stressed that we cannot guarantee that some offensive material/content may pass our stringent checks.

ALL relative property information is provided by the advertiser albeit the owner or their assigned representative/agent who is responsible for accuracy and content. Avillarentals is an advertiser/property promotion only service and therefore we are unable to confirm and/or verify any property relative information. The accuracy of any information loaded/posted by the owners and/or their agent/representatives is solely their responsibility and not that of Avillarentals.

A condition of your continued use of this website is that you agree NOT to use this website for any purpose that is unlawful and/or prohibited by these Terms and Conditions/Disclaimer or by any other applicable worldwide laws and regulations. Your continued use of this website signifies that you indemnify Avillarentals from any loss or damage or costs in connection with any breach of these Terms and Conditions or any other obligation by you and your use of, or conduct on this website.

Avillarentals shall be entitled to reproduce any part or whole of any photographic material supplied by whomever and thereby claims copyright to the electronic images and pages of any material supplied by the advertiser(s), regardless of whether they are the property owner or agent/representative. The advertiser warrants that they are the owners of the photographic material supplied and that they have ownership of copyright or has the relative authority from the copyright owner(s) to grant Avillarentals permission to use the photographic material or any similar material. The advertiser whoever, however, indemnifies Avillarentals against any action brought about by breach of copyright from use of ANY material supplied by the advertiser for use on this website. Avillarentals cannot be held responsible for any infringement of copyright laws resulting from use of any material supplied by the advertisers.

Material and software on this website and any associated website as part of The Carp Group of businesses are copyright protected. Other than using it for your own personal use, the material etc. may not otherwise be used or copied in any way without the prior written consent of Avillarentals or the person(s) or body/association whoever that listed that information on the websites.

You are responsible for conducting your own investigations regarding any/all claims made by prospective renters or property owner/advertiser. You assume ALL liability for the use of any information regardless that you find on any web page published/promoted by Avillarentals. The owners of Avillarentals assume no responsibility and do not warrant the accuracy of the information contained in any of the web pages published here on the website.

You will find the contact details (fax and/or telephone) of the owner(s) on the web page(s) relative to the advertisement. If you are emailing an advertiser, please give your name, email address, fax and/or telephone number and remember to state the number of people (adults/children) plus the dates that are of interest to you. If you have any requirement or have any questions, please do so at the time of emailing. It should be remembered that in the case of private owners and not their agent/representative, that they may not check their email daily. If you do not get any response from your email we recommend that you either fax or telephone them. It is company policy NOT to show or promote any advertisers email address, trade or business name, or website address(es) within any property advertisement. See privacy policy.

Not all of Avillarentals web pages are created directly by the property owners, in some instances the web pages of an advertisement may be produced on behalf of the owner by the agent/representative of the owner(s).

Avillarentals reserves the right to determine the final design layout of the website including the right to edit copy or amend layouts or photographic material supplied. Avillarentals also reserves the right to amend, edit copy entered onto the online database by any advertiser. Avillarentals cannot be held responsible for any loss or damage resulting from the design and/or positioning of the property (ies) or any changes made to the photographic material and/or copy provided by the advertiser. None of the information contained in any Avillarentals web page is confirmed or warranted by ANY party whatsoever. Confirmation of information published herein is the sole responsibility of the renter or seller. Qualification of any prospective renter(s) is the sole responsibility of the advertiser/owner and/or their agent/representatives.

If Avillarentals are unable to provide the contracted level of service for any reason, including but not limited to loss of service/outages, global conflict, acts of god or negligence, neither Avillarentals nor its owners and/or their agent representatives can be held liable.

Avillarentals reserves the right to cancel any 'membership' of this website In most cases this would only occur if a number of complaints are received from renters, however Avillarentals also reserves the right to cancel any 'membership' at its sole discretion and for any reason whatsoever.

Owners and their respective agent/representative of any property for rental submitted to this website are requested to be accurate and honest in their description of any property. Misrepresentation of your property and its location and/or surrounding cannot and will not enhance your rental potential. In any circumstance of misrepresentation Avillarentals reserves the right to remove the property page/details and retain payment. Also, in any case of misuse of the website system, Avillarentals reserve the right to remove property page(s) and details and retain full payment.

Each advertisement refers to a particular property that is given a unique reference. You are not allowed to substitute one property for another under any circumstances. The changing of property, details and photographic material is frowned upon by Avillarentals and therefore we reserve the right to remove any advertisement that has been substituted for whatever reason.

When making a booking you should be aware that each property owner and/or their agent/representative would have their own way of processing any bookings. For your guidance you should expect to pay a deposit (normally between 10% & 40% of the total rental rate) to secure the booking. The deposit would normally be paid by either cheque or by bank transfer, or what ever means determined. The owner or their agent/representative should then confirm the booking and receipt of payment by letter and/or email. The balance of payment is normally paid 8 to 10 weeks prior to the start of the holiday. It should be noted that often a breakages deposit is requested/required to be paid with the balance of payment, and this is normally refundable at the end of the rental period subject to retaining any part of the deposit due to any breakages, damages, and any metered charges for provision of gas, electricity, telephone and/or subscription television if they are not included in the rental agreed rate.

Avillarentals recommends that you check the cancellation terms with the advertiser/owner and/or their agent representative at the time of booking; often deposits are not refundable in certain circumstances. A sliding scale of charges for late cancellation may apply after the balance of payment has been made. Avillarentals strongly recommends that you request/obtain any rental property terms and conditions in writing. Avillarentals would also strongly recommend that you take Holiday/Travel Insurance at the time of booking any property and before making any travel arrangements.

For your own peace of mind you should make sure that prior to travel you have the full address and directions to the property you have rented. These details are normally sent to you after the balance of payment. Some owners/agents/representatives will send you keys in advance of your departure, some may live on or close to the property and be there to greet you and show you the property and facilities. It is advisable that you have a contact name and telephone number at your rental property so that you may advise of any delay and/or other problem.

Owners or their agent/representative should leave detailed instructions for contact purposes. If you have a problem about the property and/or its contents, please call them at the first opportunity. Details should also be available of local services such as chemists, doctors, police, and supermarkets. Etc. please ensure that you have this detail or any other relevant information at your disposal.

Avillarentals reserves the right to refuse to accept any advertisement submitted. If the advertisement has been paid for via our online payment service, then a full refund will be carried out. If cheque/postal order or similar is received, then that will be returned to the sender. Any materials received by post that is part of a refused advertisement will be returned. Under no circumstances will any compensation whatsoever be payable by Avillarentals for any loss of income, the time and cost of submitting the advertisement, postage etc.

Acceptable content, advertisers are expected to follow acceptable content policies. Advertisements which flout or do not adhere to these or similar policies are subject to cancellation at our, Avillarentals sole discretion.

Avillarentals listings are provided for the period paid for. Because most of the work, web pages and promotion are at the frontal end, Avillarentals offers NO refunds on cancelled web pages unless otherwise noted.

The advertiser may at any time of the paid for period wish to withdraw their advertisement form the Avillarentals website, you are respectfully requested to notify Avillarentals in writing (letter and/or email). The advertiser may also wish to reinstate the advertisement at a time still within the paid for period. Please note that there will not be an extension allowed for to cover the period when the advert was not being shown on the website. E & OE.

REFUND POLICY: Refunds will be at the discretion of the management.

The laws of England shall govern these terms and conditions.
